A couple updates.

Filled the 30 yard dumpster in almost a day.
Got another 20 yarder.

Replaced the back roof as it was leaking like a sieve and causing more damage upstairs. There were two layers of shingles that needed to be replaced. It was about 8 squares. We ice and water shielded both the enclosed back porch and the upstairs walking dormer because of the low slope. Some trim and some siding was also replaced as well as some of the step flashing.







Jerry came over and helped with some structural issues. Previous owner removed some load bearing walls and placed columns on the subfloor. You can imagine how that worked out. So we carried the weight to the basements slab or foundation wall. installed 5 columns upstairs and two lally columns in the basements. We utilized 6x6, 4x6, and 4x4 columns were appropriate.

Another issue was the addition they put on over the porch. The joists ran the long ways and were "bouncy" when walked upon. So we ripped that apart as well. Planning on pouring a 3-4" slab (to keep critters away. Installing some rigid styrofoam insulation along the bottom and walls of the house. Installing new joists spanning the shorter length. 



Here are several before pictures before I started tearing things apart. The place does not look bad, but it needed to be gutted. Keeping the same layout. I'm going to re-use the granite countertops and buying new cabinets. These ones were fairly hacked up when installed and had some mold in and behind them from some of the water damage.

Is it just me or does the roof line look to take a serious dip in the center of the house?  May have been from PO removing load bearing walls ?

Rich - I noticed that dip in all the houses in the neighborhood built at the same time. I'm sure that isn't from what the PO did. I'm not sure if could just attibute it from it being an old house. I didn't notice anything looking off or unsound in the attic supports.

i noticed that the ridge was a 3/4 " ledger board. instead of collar ties they ran supports for the rafters down to the ceiling joists of the second floor. a post in the middle may have helped with with the sag in the ridge.

As long as its settled then it's no big deal. Just wanted to bring it to your attention in case you hadn't noticed.
Good idea to fill with concrete and insulate that portion while its gutted.   Cool

I need to update with some new pictures. But what's been done since last update.
1.) plumbing (subbed it out). All new copper starting at the feed. Mostly new DVW pipe.
2.) Electrical. New lights in each Bedroom, New Fan/light combo in each bathroom.
3.) REframed upstairs closets and made them bigger and built a closet in the upstairs hallway. Reframed downstairs bathroom and made it bigger.
4.) New floor joists in the upstair bathroom where the previous owner's plumber decided he had something against joists and cut them all either entirely through or notched them so they were effectively a 2x4. Installed new oversized bathtube with a regular shower head and a rain shower head.
5.) there is more to list, but I can't think of it now.

Saw this on google earth. Guess everyone knows I did my roof. I  remember that day seeing a plane zigzagging back and forth and thinking it was weird. But I thought maybe it was spraying for mosquitos.
